Developing a Maintenance Plan

1.  After the storm.  The first step in developing a maintenance plan to sustain the life of your roof is to make a habit of checking your roof for damage after a storm.  Perhaps you can work this into your daily dog walk around your property, or your weekly Sunday morning stroll to the mailbox for the newspaper.  Either way, make checking your roof a habit so no storm damage or other problems go very long without being detected.  If weekly, or evenly monthly roof checks seem too much for your schedule (and there is absolutely no shame in that!), plan to schedule a comprehensive roof exam by a professional at least twice a year.

2.  Know What’s Up!  In following the first step of making a habit of checking your roof, especially after any storms or large weather events, you better know that you are looking for!  Start with anything mounted to the very top of your roof.

  • Examine roof-mounted appliances, equipment, solar panels, and duct-work.  Any type of equipment that is installed on your roof, whether it be an air conditioner or HVAC system, the duct-work for that system, a satellite dish, or otherwise, will need to be inspected.  You are checking to be sure the unit and all equipment associated with it is properly secured to the roof and is not pulling part of your roof apart or loose from it’s base foundation.
  • Check the sealant to be sure it is not weathered, cracked, or peeling.  If so, this will need to be replaced as soon as possible.
  • Check for any fasteners that may be loose or missing altogether.  Obviously you will need to tighten those that are loose and locate why they became loosened.  You will also need to replace any missing fasteners.
  • Be sure there are no splitting or cracked seams at any point in your roof surface, and that you don’t have any missing shingles or roof pieces.
  • Be sure all of your roof-mounted appliances or other equipment is properly secured.

3.  Check the Edges.  Third, you will want to check the edges of your roof, including the gutters and rain spouts to be sure they are properly secured and free of clogs.

  • Similar to any roof-top positioned equipment, be sure that all roof corners and edging details are positioned securely and correctly, and make sure they have a snug fit.
  • Check all sealant to be sure it is not cracking, peeling, or weathered, and if so, this will need to be replaced as soon as possible.
